The Importance of Routine Inspections

Flat roofs are a great option for commercial buildings. However, when it comes to protecting your investment, regular maintenance and inspections are key! No matter which roofing system you choose for your flat roof, it’s important to make routine inspections a priority. When these inspections are allowed to lapse, the damage can be very costly!

With nearly 50 years of experience, Monument’s team has made some interesting discoveries on roofs that have not been properly maintained. Here are just a few of the discoveries our team members have come across over the years.

  1. Ponding Water – When water remains on your roof for more than 48 hours, it is called ponding water. When this happens, it can be detrimental to roofing materials and can compromise the roofing membrane. In addition to causing leaks, ponding water can also void the warranty of some roofing systems.

  2. Unwanted Guests – When roof inspections aren’t properly completed, and leaks go unnoticed, the wet substrate will promote rodents and insects. In addition to the costly repairs of unnoticed leaks, these unwanted guests can drastically increase damages and repairs.

  3. Vegetation– Plants can grow on the surface of your low slope roof as well as in the drains, and gutters. If vegetation is overlooked due to a lack of regular inspections, costly repairs can be expected.

  4. Debris – If there are trees or shrubs anywhere near your low slope roof, the debris from them needs to be regularly removed from your roof. When leave and branches are left on a low slope roof, over time they can compromise the roofing membrane.

The simplest way to avoid extensive damage from these and other preventable issues is to make routine maintenance and inspections a priority. A routine maintenance plan is key to extending the life of any commercial roofing system.
