When a Roof Leak Just Isn’t a Roof Leak…

Working Hard to Prevent Leaks

Monument’s team works hard to prevent water damage before it starts. We do this by providing our customers with the right roofing system for their current needs, and by working with them to perform routine maintenance and inspections.

However, when it comes to water damage, the culprit isn’t always your roof! So, if that water damage isn’t coming from your roof, where is it coming from?

The answer to your so called “roof leak” may just be your HVAC drain lines. Let’s start at the beginning and learn what an HVAC system is, and how it can cause water damage.

HVAC…What is it?

HVAC stands for Heating, Ventilation, and Air Conditioning. An HVAC system provides both heating and cooling to your building.

Each HVAC system is installed with a condensate pan and drain lines which collect and remove the condensation created by the use of the unit. When your HVAC unit removes heat from the building, it also removes humidity in the form of condensation. As air passes over the coils in the system, the humidity in the air is collected into the drain pan. The water that is collected in this pan will then exit the building through drain lines, also known as condensate lines.

Clogged Condensate Drain Lines?

Clogged HVAC drains can happen at any time and to any age unit. When a condensate drain line is clogged, the pan will overflow. Even a slow filling condensate pan that has a clogged drain line will cause excessive water damage to the building.

If you find that your HVAC drain lines are clogged, you should contact an HVAC professional to correct the issue. Monument recommends that you get regular inspections done on your HVAC unit to prevent water damage from clogged drain lines.
